Property Management Services Outline
Doctor Relocation, LLC manages single family homes, town homes and condominiums in the South-East Denver Metro areas including South/East Denver, Centennial, Lone Tree, Highlands Ranch, South Aurora and Parker Colorado. Our Property Management Services begin with the initial meeting with the Home Owner to determine needs/concerns with renting the home, tour the home, identify key selling points, sign the paperwork, take photos and put a “For Rent” sign in the yard. A one- time advertising fee of $150.00 is charged to the Home Owner and pays for internet and print advertising, showing services, comprehensive Applicant screening and Lease negotiations for highest & best rent rate. Once we have placed a qualified Tenant in the home, Doctor Relocation, LLC will retain from the Tenant’s rent, a “Tenant Placement Fee” of 50% of one whole month’s rent for payment of these Leasing Services.
On-going Management Services include timely collections of Tenant Rents, Quarterly Owner statements, handyman services, (i.e., plumbing, HVAC, electrical, etc), 24/7 emergency maintanence, late rent collections, evictions if necessary and annual preventive maintanence recommendations. We conduct a Move-In and Move-out Inspection with each Tenant and require a copy of the Tenants final water bill payment prior to refunding the Security Deposit at the end of the Lease Term. Doctor Relocation, LLC charges a “Monthly Management Fee” of 10% of the monthly rent for payment of these ongoing services thereafter. If the existing Tenant wishes to renew the Lease Agreement for a second term and is acceptable to continue with a new Lease Agreement Doctor Relocation, LLC does not charge the “Tenant Placement Fee” 50% for renewing with the same Tenant. When a Home Owner needs assistance with Selling the current home or Buying a new one Steve Charlett/Doctor Relocation, LLC provides comprehensive real estate services. Steve Charlett has been fully licensed and insured to practice Real Estate in the state of Colorado since the year 1999. Additionally, we are making application with the State of Colorado for Mortgage Brokerage Licensure and anticipate approval by June 1, 2009.
